Brockville, Strathroy and Wasaga Beach, ON

On September 5, 2008 Partners acquired a portfolio of three properties leased on a triple-net basis for a 15-year term to Canadian Tire. The properties are located in Brockville, Strathroy and Wasaga Beach, Ontario.

The town of Brockville is driven largely by tourism, due to its 1,000 Islands location, and manufacturing. Brockville has seen an increase in retailers since 2000 highlighted by Wal-Mart opening in the area. The Brockville Canadian Tire was built in 1995, expanded in 2006, and has 70,380 square feet of rentable area. The property is in immediate proximity to the Sears anchored 1000 Islands Mall, an approximately 273,735 square feet enclosed community mall located in one of the prime retail nodes in Brockville. Other surrounding retailers include Staples, Galaxy Theatres, and Shoppers Drug Mart.

Strathroy is located in the heart of southwestern Ontario’s rich farmland. The economy is largely driven by the agriculture and the manufacturing industries. The Canadian Tire located in Strathroy has 67,834 square feet of rentable area and was built in 2005. The asset is situated in Strathroy’s primary retail node and is in immediate proximity to Wal-Mart, Staples, and Giant Tiger.

The town of Wasaga Beach is one the fastest growing in Canada. Tourism is the main driver of Wasaga’s economy and the area has seen large increases in construction starts taking place. The Wasaga Beach Canadian Tire was built in 2007 and has 54,081 square feet of rentable area. The property is shadow anchored by a recently developed Superstore, in one of the primary retail nodes in Wasaga Beach. Surrounding retailers include Home Hardware Building Centre and Shoppers Drug Mart.
